What each number means
DSCR
Gross rent divided by total housing expense. 1.10x minimum coverage on the rental track, with 720+ FICO required.
FICO tier
700 minimum on the 12-month bank statement track, 720 on DSCR. Your tier sets the maximum CLTV band.
DTI
Bank statement track only: qualifying deposits after the expense factor versus all monthly debt, capped at 50%.
CLTV
Up to 75% at 720+ and 70% at 700–719 through $500,000, and 65% from $500,001 to $1,000,000.
